Kids that are 3 years and under are not counted in the Max Occupancy number.

Yes, a 40% deposit is required to reserve a property, and full-payment is collected 60 days prior to arrival.

A security deposit is not required to reserve a property.  We take an impression of your credit card upon check-in in lieu of a security deposit.

Your reservation is 100% refundable if you cancel within 7 days of booking your property, otherwise it's non-refundable unless trip insurance is purchased.

Trip insurance is available through CSA Insurance Services for an extra 6.5% of your reservation cost, and it can cover up to 100% of the cost of your vacation due to cancellation, interruption, or delay. More information: Trip Insurance 

You can book your vacation rental online using Mastercard, Visa, Discover, or you can call us at 800-625-5157 to make arrangements to pay with cashier check or money order. 

Rental prices are non-negotiable.

Yes, all homes are fully equipped with all linens, towels and kitchen equipment including a starter kit of paper goods.

There are very few Lake Tahoe homes that have air conditioning (AC). Lake Tahoe in the summer is very pleasant, with only a few days a year when AC might be useful. And it ALWAYS cools down at night. Our website does not provide any information on the few properties that do have AC, so if this is important to you, please contact our Vacation Planners at 800-250-8013; and they'll be happy to help.

The refrigerator settings are always left cold when the house is empty, but when an empty (cold) refrigerator has warm food and beverages introduced into it, it can take up to 24 hours to fully chill. It does not help to turn down the temperature control (this only adjusts the set temp, and your food may freeze). To speed the process, consider using an ice cooler for your beverages until the fridge has time to chill the food, and add beverages later.

We have 4 offices around the lake. You'll check-in by visiting the office nearest to your rental property.

Yes. They'll need to sign the rental contract, and we'll take an impression of their credit card, and we'll give them keys and directions.

You can check-in to your vacation property anytime after 4pm, and check-out time is 10am.  Please call your check-in office for all requests regarding early check-in and late check-outs.

Our main office is South Lake Tahoe is open 24-hours a day. Our satellite offices in Tahoe City, Incline Village, and Stateline are open between 8am-8pm.

A lock-box is available at the check-in office for late arrivals.

Simply bag up the garbage, load the dishwasher, and return your keys to your check-in office.

Yes! After you stay with us once, you'll earn a 10% discount on all future rentals (except during holiday periods & special events).
